NTT DATA Signs New Lease

PLANO, Texas – Gaedeke Group LLC has scored back-to-back leasing coups with its 14-story One Legacy West, a 21st century "smart office building" ready to receive its first tenant in the coming weeks.

Japan-based NTT DATA’s North American headquarters will occupy six floors in Gaedeke’s LEED Gold trophy at 7950 Legacy Dr. The global IT services giant has added 25,343 sf for a new grand total of 152,058 sf on floors eight through 14. One Legacy West’s anchor tenant will start its move-in at month’s end.

Chicago-based Softweb Solutions Inc., a developer of mobile apps, has selected Dallas, specifically west Plano, over Austin for its second office in the U.S. The company’s district office, totaling 8,855 sf, will be located on One Legacy West’s second floor, an amenity-charged level with conference rooms, tenant lounge, fitness center and direct access to a landscaped terrace and six-story parking structure. Softweb is planning to occupy its class AA office in September.

"We’ve seen a higher percentage of prospects from the technology sector drawn to One Legacy West for its innovative design and refined features. It definitely makes an impactful impression from the moment you step through the doors," says Elliot Prieur, senior vice president of leasing for Dallas-based Gaedeke.

The 307,824-sf One Legacy West is 56% leased. Proposals are pending to fill two more floors. Available space includes floors three through seven, totaling, 126,715 sf; the 2,261-sf balance of the second level; and 5,539 sf on the ground floor, opportune bank space with a striking view of the project’s tranquil reflecting pool and the option of a 30-foot ceiling like the adjacent grand lobby. Leading the leasing effort are Prieur and Allison Johnston, Gaedeke’s in-house brokerage team.

Recent tours have included prospective tenants from China and India as well as major domestic corporations, each looking to establish a beachhead in the $3.2 billion Legacy West, an emerging urban destination with a branded collection of retail, dining, residential and a Renaissance hotel set amid Fortune 50 and 100 corporate campuses and high-rise office projects like One Legacy West.  Gaedeke’s advantage is its 11-acre tract offers direct access to the Sam Rayburn Tollway and Legacy Drive and is positioned within walking distance of the shops and restaurants in Karahan Cos.’ 250-acre development. As part of its tenant perks, Gaedeke is providing complimentary bicycles and the electric "Gem" shuttle car service to the nearby commercial district.

Steve Jarvie, president of E Smith Realty Partners in Dallas, and Damian Rivera, executive vice president, represented NTT DATA. Kevin Finch of Finch Commercial Realty Inc., also in Dallas, handled negotiations for Softweb.

"The Platinum Corridor in Frisco and Plano is the epicenter of growth in the DFW market. The timing of One Legacy West was perfect – making it the place to be right now," Jarvie says.

Designed by Dallas-based Morrison Dilworth + Walls, One Legacy West features the most advanced technologies in commercial design, including Destination Dispatch elevators, guest hoteling stations, electric car charging stations, a bike-sharing station and secure storage racks and WiFi-enabled terrace with outdoor seating and fireplaces. The high rise’s stunning white marble grand lobby boasts a 30-foot ceiling and imported black marble design on the floor. Interior design elements are further enhanced by 15-foot slab-to-slab ceiling heights, floor-to-ceiling windows, a tranquil reflecting pool on three sides of the structure and the terrace’s inviting green space.

Gaedeke’s interior designer at One Legacy West, the Lauck Group of Dallas has created a five-star amenity package featuring two conference centers, totaling 4,150 sf; large tenant lounge with WiFi, charging stations, coffee bar and gaming area; a 5,022-sf fitness center with sauna, showers, state-of-the-art equipment and private group fitness room. One Legacy West also will house a commissary "Eatery" staffed with an on-site chef and catering team to produce a versatile culinary package.
